Roscoe still has the most expensive homes in Winnebago County

With the highest asking price on the Roscoe market, this $1.2 million home is flawless, unless you object to the Chicago Bears carpeting in one room. Presented by Brian Bottcher, brokered by Maurer Real Estate Group

In a list of Winnebago County's most expensive real estate markets, Roscoe came out in the top slot once again as of November 2022, with a typical home value of $258,203. Based on data from Zillow, Roscoe home prices increased 13.4% in the past year, and 44.7% in the past five years, in a list compiled by Stacker.

Stacker ranked each Illinois community by the Zillow Home Values Index for all homes. The ZVHI represents a seasonally adjusted price for the middle market for all homes. All 11 cities and towns with data available were included in the Winnebago County list.

In Rockton, the typical home value was $240,489 - the third highest in the county.  The village experienced a one-year price increase of 11.6% and a five-year price increase of 45.7%. Besides Roscoe, the only city or town in the county with higher home values than Rockton was Cherry Valley, at $240,917. South Beloit, IL was #5, behind Winnebago, IL, with a typical home value of $196,233.



Among the Roscoe homes currently listed for sale on Realtor.com, the most expensive asking price is $1,200,000, for a 2008 3-bedroom, 3.5+bath 8,086 square foot home on about four acres north of Burr Oak Road between Hamborg and Crockett. The home features an in-ground heated pool that connects to the bar/rec room in the basement, plus a kiddie pool, a gas fire pit, two furnaces, two air conditioning units, two hot water heaters, and a five-car garage. 

Of the places included in the list, Durand had the most stable prices by far.  Its typical home value of $182,170 had only increased 1.1% in the previous year and 30.6% in the previous five years. 

Rockford home prices had the highest increase - 56.5% over five years - but only to a typical home value of $135,936, by far the lowest on the list. 

In August 2022, we reported that Roscoe and Rockton had the fastest growing home prices in Winnebago County, though prices in three Boone County communities grew even faster.
